No Basement? You Can Still Have a Radon Problem

A common thing we hear: "I don't have a basement, so I don't need to worry about radon." It's an understandable assumption and it's wrong. Slab-on-grade houses and homes over crawl spaces get elevated radon just like basements do, and plenty of them test well above the EPA's action level.

The reason is simple once you see it. Radon is a gas that seeps up out of the soil and rock underneath your house. It doesn't care whether the floor above that soil is a finished basement or a concrete slab or a crawl space — if there's living space over dirt, radon has a path in.

How it gets in without a basement

Your house is generally a little warmer than the ground and acts like a chimney, pulling air (and soil gas) up through any opening in the floor. On a slab home, radon rides in through control joints, cracks, the gap around plumbing penetrations, and the perimeter where the slab meets the foundation wall. On a crawl-space home, the exposed soil floor of the crawl space is basically an open invitation, and that gas works its way up through the subfloor into the rooms above.

Radon comes from the ground, not the basement. Any house sitting on soil can have it — the floor type just changes how it gets in, not whether it does.

The action level is the same everywhere

The EPA's guidance doesn't change based on your foundation. If a long-term test shows 4.0 picocuries per liter (pCi/L) or higher, they recommend you fix it, and they note there's no truly safe level — even readings between 2 and 4 pCi/L are worth considering reducing. A slab house reading 6.0 is exactly as much of a concern as a basement reading 6.0. The lung-cancer risk tracks the number, not the architecture.

Fixing a slab or crawl-space house

The fix is the same idea as any other radon system: give the soil gas an easier way out than through your living space. On a slab home, a mitigator cores a hole through the slab, sets a pipe into the gravel or soil below, and puts a quiet fan on it that pulls the radon out from under the slab and vents it above the roofline. That's sub-slab depressurization, and it works just as well under a slab as under a basement floor.

Crawl spaces get a variation called sub-membrane depressurization. The mitigator lays a heavy sealed plastic sheet across the crawl-space floor, then runs a fan that sucks the radon out from underneath that membrane before it can rise into the house. As a bonus, sealing the crawl space usually cuts down on ground moisture and musty air too.

Joe, who has never met a maintenance task he couldn't postpone, at least had the excuse of a basement to blame his radon on. His cousin, in a tidy slab-on-grade rambler, spent years smug about having "no basement to worry about" — right up until a test kit came back at 7.1 pCi/L. Same soil gas, no basement required. The rambler got a sub-slab system that summer and reads under 1.0 now.

Test regardless of your foundation

The takeaway is short: the only way to know your number is to test, and that's true whether you're in a walkout basement or a slab ranch. A short-term test kit costs a few dollars and a long-term one gives you the most honest year-round average. The EPA's Citizen's Guide to Radon walks through testing and what the numbers mean, and it applies to every house style. Don't let a missing basement talk you out of a fifteen-dollar test.
