How a Radon Mitigation System Actually Works
You've probably seen it without knowing what you were looking at: a length of white PVC pipe running up the side of a house, sometimes with a small housing partway up that hums faintly. That's a radon mitigation system, and the most common kind does one simple job — it grabs the radon gas building up under your foundation and throws it out above the roof before it ever gets into the house.
The method has a mouthful of a name: active sub-slab depressurization. Break it down and it's not complicated at all.
Where radon comes from in the first place
Radon is a radioactive gas that comes up out of the ground as uranium in the soil and rock breaks down. It seeps up through the dirt and collects in the gravel and open space directly under your concrete slab. From there it finds its way inside through every crack, gap, pipe penetration, and sump opening in the foundation — and because the ground under your house is usually at slightly higher pressure than the living space, the house actually pulls the gas up into itself like a straw.
The trick: beat the house at its own game
Sub-slab depressurization flips that pressure around. Here's the whole system, start to finish:
- A hole through the slab. The installer cores a hole through your basement floor down into the gravel underneath and clears out a small pocket of that gravel so air can move freely under the slab.
- A pipe. A sealed PVC pipe drops into that hole and runs up — either through the house and out the roof, or out a rim joist and up the exterior wall past the eaves.
- A fan. An inline radon fan on that pipe runs 24 hours a day, pulling a constant low suction on the space under the slab.
- An exhaust point above the roofline. The pipe discharges the radon up high, where it dilutes into the open air harmlessly instead of drifting back inside.
With the fan running, the area under your slab is now at lower pressure than the room above it. The radon that used to get sucked up into your living space gets pulled sideways into the pipe instead and sent up and out. The house stops being a straw. The pipe becomes one.
The little gauge tells you it's working
Somewhere on that pipe, usually in the basement, is a small U-shaped tube with colored liquid in it — a manometer. When the two sides of the liquid sit at different heights, the fan is pulling suction the way it should. When they level out, the fan has failed or the pipe is blocked, and it's time for a service call. Glance at it now and then; it's the system's dashboard light.
A properly installed system knocks radon down hard — commonly to well under the EPA's action level of 4.0 pCi/L, and often by 90 percent or more. Good installers aim to get you as low as reasonably possible, not just barely under the line.
What it costs, and why it's worth it
For a typical house, a radon mitigation system runs somewhere in the range of $800 to $2,500 installed, depending on the foundation and how the pipe has to run. The fan uses about as much electricity as a light bulb and runs continuously. Fans generally last around 10 years or so before they need replacing — a modest cost against what the system does.
And what it does is real. The EPA links radon to roughly 21,000 lung cancer deaths in the U.S. every year, making it the second-leading cause of lung cancer behind smoking. A few hundred dollars of PVC and a fan that hums quietly on the side of your house is cheap insurance against the leading environmental cause of cancer in the home.
Joe finished his basement into a nice man cave without ever testing for radon. Spent more hours down there than anywhere else in the house. When he finally tested — because the guy selling his neighbor's place had to — his number came back at three times the action level. Joe called a mitigator, watched them core one hole and run one pipe in an afternoon, and his retest came back under 1.0. The fix he'd put off for a decade took half a day and cost less than his TV. The pipe hums away on the side of the house now, doing quietly what Joe never did: paying attention.
