Radon-Resistant Construction: Cheap Now, Expensive Later

If you're building a house — or buying one that's about to be built — there's a decision getting made in the foundation stage that most buyers never hear about. Radon-resistant new construction, RRNC for short, is a set of features that get built into the house while the slab is still open. Put them in during the pour and they cost almost nothing. Add them after the house is finished and you're paying for a full retrofit. Same protection, wildly different price, and the only variable is timing.

The five basic features

The EPA describes RRNC as five straightforward techniques, and none of them are exotic. They're gravel, plastic, pipe, caulk, and an electrical box:

  • A gas-permeable layer. A four-inch bed of clean gravel goes under the slab so soil gas can move freely instead of pooling under one spot.
  • A plastic sheet. Heavy polyethylene laid over the gravel, under the slab, blocks that gas from seeping up into the concrete.
  • Sealing and caulking. All the openings in the foundation floor — the perimeter, control joints, the gap around the pipe — get sealed so gas can't sneak through the cracks.
  • A vent pipe. A three- or four-inch PVC pipe runs from the gravel layer up through the house and out the roof, giving soil gas a clear escape route straight up and out.
  • A junction box. An electrical outlet gets roughed in near the vent pipe, usually in the attic, so a fan can be added later if the house ever needs one.

Passive first, active only if you need it

Built this way, the system is passive — it works on the same stack effect that pulls radon into a house in the first place. Warm air rising through the vent pipe creates a gentle upward draft that carries soil gas out the roof instead of into your living space, no fan, no electricity, no noise. For a lot of houses, passive is enough on its own.

If you test after move-in and the number still comes back high, you don't tear anything open. You wire a small, quiet fan into that junction box that was already roughed in, and the passive pipe becomes an active system. That's the whole point of the electrical rough-in — it turns a potential expensive fix into a plug-and-play upgrade.

The cheapest radon system you will ever own is the one poured into the slab. Everything after that is a retrofit, and retrofits cost real money.

Why the timing is everything

Installing the gravel, sheeting, and pipe while the foundation is open is a minor line item — often a few hundred dollars in materials and labor folded into a build that already has the trenches dug and the crew on site. Retrofitting the same protection into a finished house means coring through a slab, running pipe through finished walls or up the outside, and almost always adding a fan. It's not that a retrofit is unreasonable — millions of homes get one and it works fine — it's that you'd be paying many times over for something you could have gotten for pocket change if the pipe had gone in with the pour.

It's the document to hand your builder if radon-resistant construction isn't already in the plans — in a lot of high-radon areas it's required by code, but in plenty of places it's still an option you have to ask for.

Two winters later his long-term test came back at 8.1, and the mitigation crew cored his brand-new slab, ran pipe up the side of his freshly painted house, and charged him fifteen hundred dollars. One more thing: radon-resistant features reduce risk, they don't guarantee a safe number. Every new house, RRNC or not, should still get tested after you move in. But building it in is the rare fix that's cheapest exactly when it's easiest — so if there's a slab about to be poured with your name on it, this is the conversation to have with the builder before the concrete truck shows up.
